Finding the right home that will meet your needs can be an overwhelming task, when trying to do it alone. It is helpful to have a trusted professional on your side, looking out for your interests. I will sit down with you and talk about your goals. Where do you see yourself in two years, five years, and so on. The answers to these questions will help me to understand the true reason why you want to purchase a new home. Additionally, it will allow me to help you achieve those goals you set for yourself.
There are a number of factors that go into finding the right home for you. If you are looking for a condo, you want to decide what size of space do you want, exposure, floor within the building? Is parking and outdoor space important to you? Are there rental and or pet restrictions? Is the strata well run?
I will go through all of the strata documents with you. I will walk you through the Property Disclosure Statement and Title to the Property, explaining what it all means. I will review 2 years of Strata minutes and Building Engineers and Depreciation Reports with you, outlining the positive and negative features I believe you should be aware of. I will review the Strata’s financials, making sure that you are purchasing in an economically healthy building. I will point out what Bylaws and Rules are important to you and what you will need to know. I will ensure the square footage of the home is what is marketed, ensuring that our expertly negotiated price per square foot is accurate.
In any building we look at, there will be something coming up. It is a matter of determining what that is, and making sure that we are compensating for it in our purchase price, terms and conditions.
If you are purchasing a detached home, while space will always be an important factor, you will also want to know about the City Zoning plans and future developments to come to the neighborhood. You will want to make sure there is no underground oil tank stored. If there is one, we will determine what is the next strategic step. We will also contact City Hall and find out what can be built on the property. Whether you are looking to develop the property or not, it may play a factor as a future investment.
Prior to even getting in the car and looking at homes, I will strategically research the properties. When we sit down for our initial consultation, outlining your goals and dreams, I will explain this further.

We will review all of the active comparable listings – our potential competition. We will look at what homes in your market center have sold – the success stories. We will look at the real estate market as a whole. Depending on what your goal is, the timing may not be right for you. Would it be best to renovate? What is the new home you are looking for – is it attainable based on market conditions? What makes the timing important for you now? These are a few of the questions that we will discuss.
If we decide that the timing is right, I will guide you through the process, making it as seamless as possible. If you are selling a condo, I will perform all of the due diligence I would if I were helping you purchase. I will review all of the strata documents and know exactly what is going on in your building. I will be prepared to answer all questions from prospective buyers and my experience in the business allows me to expertly respond to any objections in a professional manner.
If you are selling a house, I will know exactly what options your property has for prospective purchasers. I will know what is happening in the community plan and what current and future zoning possibilities are.
I will market your home in a variety of manners. I will provide you will all of the marketing materials you need to sell you home in an effective and results oriented manner. I will walk through your home with you, providing options to stage your home that will be appealing to prospective buyers. We will have the home professionally photographed and create a custom walk through video. These digital materials will be promoted to a variety of online sites, reaching thousands of potential buyers. I will create custom flyers that will be hand delivered to people. I will keep track of everyone who enters the home and maintain a follow up system, keeping you informed of every person that comes through your door.
